Abstract
The assessment and rehabilitation of low-rise structures are considered a challenge in the field of civil engineering, especially when they are existing, exposed to moisture and subject to seismic events. This case study focuses on 19 residential buildings and analyses a two-storey building that presented the most anomalies in downtown Manta, Ecuador. Built in 1977 without technical planning or professional supervision, the building has developed various structural pathologies. The aim of the research is to evaluate the structure of a typical building using semi-destructive and non-destructive tests, complemented by structural modelling, to develop a rehabilitation plan that ensures its safety and functionality. The methodology is based on inspection, carried out in accordance with ACI 364, to identify cracks, coating detachment and signs of corrosion of the structural steel, testing, structural modelling and the rehabilitation of the building. Compressive strength tests on the columns yielded values of 168.24 kg/cm2 on the first floor and 169.01 kg/cm2 on the second floor, both below the limits established by local regulations (210 kg/cm2>). These results were validated by in situ sclerometry tests. In addition, structural modelling was performed, revealing deficiencies in the load-bearing capacity of beams, columns and slabs. Structural reinforcement solutions were designed, such as column jacketing, beam reinforcement with metal plates and carbon fibre, and slab strengthening with welded mesh and structural mortar. This work provides a comprehensive methodology that can be replicated for the rehabilitation of informal constructions in coastal areas with high seismic vulnerability.
